This systematic review explores users’ satisfaction with architectural design characteristics and housing facilities in selected housing schemes in Nigeria, focusing particularly on how socio-demographic variables influence satisfaction levels. The study aims to identify the factors that contribute to differential user satisfaction across public and private housing schemes, using a methodologically rigorous review process guided by the PRISMA (2009) protocol. Specific objectives include assessing satisfaction with spatial layout, design aesthetics, ventilation, performance and adequacy of facilities, estate management, accessibility to neighbourhood infrastructure, and the mediating role of socio-demographic factors such as income, education, age, and household composition. A comprehensive data search across academic databases including Scopus, JSTOR, ScienceDirect, Web of Science, and Google Scholar produced 92 articles. After removing 28 duplicates and screening the remaining 64, 23 full-text studies were reviewed, with 15 ultimately selected for inclusion in the analysis based on established inclusion/exclusion criteria and methodological quality. Data extraction focused on study characteristics, user evaluations of design and facilities, and contextual insights. Thematic synthesis revealed five key themes: architectural design and spatial configuration, performance and maintenance of facilities, accessibility to infrastructure, institutional responsiveness and estate management, and socio-demographic differentiation in satisfaction. Findings show that satisfaction is a multidimensional construct influenced by both the physical design of housing and contextual factors such as residents’ demographic profiles and local service delivery systems. The review highlights critical gaps in participatory design, post-occupancy evaluation, and responsive estate governance. Recommendations emphasise user-centered planning, improved maintenance practices, and inclusive design strategies that account for socio-demographic diversity to enhance satisfaction in Nigeria’s evolving housing sector.
